An introduction from a friend, a polished property presentation and a professional-looking identification card can all make an intermediary feel familiar. They do not answer the same question as an official professional record. Before appointing someone for an Abu Dhabi property transaction, identify exactly who will perform the work, which entity is responsible and what that person is authorised to do.
This guide addresses client verification, rather than the career process for becoming a broker or the separate verification of a property advertisement. It uses ADREC and DARI sources checked on 6 November 2026. The working tables and hypothetical scenarios are editorial risk-control tools. They do not certify an individual professional or determine the legal outcome of a dispute.
Start with the work you are actually appointing
A buyer might need brokerage, valuation, surveying or another professional service. Those activities should not be treated as interchangeable because one person can discuss them confidently. Define the assignment before asking whether a provider is suitable.

ADREC's public directory provides a professions search with name, profession and professional-licence-number fields. Its categories include brokers, evaluators, surveyors and other real-estate professions.[1] DARI's official explanation says its professions directory includes licensed professionals, contact details and information about the agencies where they operate.[2]
Ask the prospective provider for the exact registered name, professional category, licence reference and agency identity, where relevant. Explain that you will compare those details with the official record. A normal verification request should be sufficiently precise for a legitimate provider to answer without asking you to rely on a nickname or social-media handle.
Search the person and the agency as separate questions
Use the official directory independently. Start with the supplied licence reference or exact name and select the appropriate profession. If a broad search produces several similar names, do not select the most plausible-looking result and assume the identity question is settled.
Compare the result with the person communicating with you. Transliteration differences can be legitimate, but they need a clear explanation tied to reliable records. A photograph of a card in a chat is a starting point for checking details, not a substitute for the check.

Where the work is being offered through an agency, establish that connection separately. Ask the firm to confirm the professional's role through contact information obtained independently. The purpose is to connect the person you are dealing with to the entity that will sign the engagement, invoice the service and respond if something goes wrong.
| Verification layer | Question to answer | Evidence to retain |
|---|---|---|
| Person | Is this the individual in the official record? | Matching name and professional reference |
| Activity | Does the listed category fit the assignment? | Profession shown in the official result |
| Agency | Which entity is responsible for the engagement? | Confirmed company identity and relationship |
| Contract | Who promises to perform which work? | Signed scope and identified parties |
| Payment | Who is being paid, and for what? | Written fee terms and verified payee |
| Property authority | Who may act for this particular owner or asset? | Transaction-specific supporting evidence |
Understand why a card and a trade licence are different evidence
DARI's broker-employee guidance describes a professional registration process involving an associated company, valid documents and the ability to download a broker card after completion. Its instructions separately identify company trade-licence and personal professional-profile checks.[3] That distinction supports a simple client question: have both the relevant business relationship and the actual practitioner's professional position been established?
It does not follow that every person working near an agency performs the same regulated role. A receptionist, marketing employee and broker may all appear in the same office. Ask who will provide the contracted service and who has authority to approve its terms.
Avoid asking for unnecessary private documents merely to create a large file. Use public records and relevant confirmation first. If additional identity or authority evidence is needed for the transaction, ask the responsible professional to explain the appropriate secure channel and purpose.

Get the engagement into writing before expectations diverge
ADREC's published real-estate legislation compilation states that licensees must enter into a written client contract, specifying the work and the parties' duties, obligations and rights.[4] Use the current authority-approved process and obtain qualified guidance where the required form or applicable arrangement is uncertain.
A practical engagement review asks who the client is, what property or search mandate is covered, what the provider will deliver, and how fees and expenses are triggered. Clarify whether the provider represents you, another participant or a stated arrangement involving more than one party. Do not infer representation from friendliness or the fact that somebody arranged a viewing.
Read the fee event carefully. A phrase such as “on success” is incomplete if nobody has defined success. Ask how cancellation, changed instructions, duplicate introductions and an incomplete transaction are handled. This guide does not supply a universal commission rate or resolve the entitlement of a particular broker.
Keep the signed version and subsequent amendments together. If several brokers are involved, ask for the responsibilities and payment arrangement to be explained clearly before assuming that one conversation has settled every participant's expectations.

Test authority for the specific transaction separately
A professional's directory presence does not establish ownership of a property or permission to act for every owner. Ask what links the proposed instruction to the particular asset. Where a representative signs, establish the basis on which that representative acts.
Keep the distinction clear in your checklist. Professional status concerns the person or firm performing the service. Ownership and representation concern the parties entitled to transact. Advertisement verification concerns the listing. Project and payment checks concern the asset and the proposed transfer of funds. These layers can support one another without replacing one another.
For off-plan property, connect the professional check to the relevant project and payment-route checks. A familiar intermediary should not be the sole reason for accepting a different payee, an unexplained account or a last-minute change of instructions.
A hypothetical buyer scenario
Imagine a buyer introduced to a person using the name “Sam” at an Abu Dhabi viewing. The person supplies an agency logo, a professional reference and a request for a reservation payment. The buyer's first useful action is to ask for the exact registered name and identify which entity will issue the contract and receipt.
Suppose the directory result identifies a similarly named individual, but the agency relationship is unclear. That is an unresolved matching question, not enough evidence to accuse anyone of misconduct. The buyer should obtain confirmation from the agency using independently sourced contact details and resolve the identity before treating the file as complete.
Now suppose the professional details align, but the requested bank beneficiary is a different company. The successful identity check does not answer the payment question. Ask the responsible parties to explain the beneficiary, legal basis, purpose and relevant transaction documentation. Do not let urgency convert an unanswered question into an accepted assumption.
Keep verification useful when circumstances change
Create a compact record of what was checked, where, when and for which assignment. Save the relevant result and written engagement securely. If the transaction takes months, revisit material details before a new appointment, payment or significant change of instructions.
A change of agency, substitute professional or revised assignment should trigger a proportionate fresh check. Do not simply copy the old provider's details into a new contract because everyone involved appears to know each other. Familiarity can explain an introduction; it does not complete the documentary link.
If the official search is unavailable or a result cannot be matched, preserve the details supplied and ask ADREC or DARI for the appropriate clarification route. A technical failure should not be described as proof that somebody is unlicensed, and an unresolved lookup should not be described as a successful verification.
Questions clients commonly ask
Does a directory entry guarantee a good investment?
No. It helps establish a professional record. It does not predict rental demand, construction quality, investment return or the suitability of a transaction for a particular buyer.
Is checking the advertisement enough?
No. A listing and a professional are different objects of verification. Connect them, but retain the separate question of who is engaged and authorised to do the work.
What if a provider discourages independent checks?
Pause the commitment and ask for the missing information in writing. The relevant issue is whether the identity, engagement and payment questions can be resolved, rather than whether the provider finds the questions inconvenient.
What should a complete file show?
It should connect the actual person, relevant professional record, responsible agency, written scope, property authority and payment instructions. Completing that chain is more useful than collecting disconnected screenshots that merely look official.
