Beyond the headline yield.
See what a property earns after vacancy and running costs, then what remains after debt payments.

Property economics
Collected rent = full annual rent × (1 − vacancy). Operating income subtracts service charges, maintenance reserve, insurance, other owner costs and management on collected rent.
Gross yield uses full rent ÷ purchase price. Net yield uses operating income ÷ (purchase price + acquisition costs), before financing.
Financing and cash invested
Monthly payments use a fully amortising loan, monthly interest at annual rate ÷ 12 and 12 payments per year. The quoted rate is held constant within each scenario.
Cash invested = price + acquisition costs + upfront loan fees − loan principal. Cash-on-cash = annual cash flow after debt service ÷ cash invested. Principal repayments are included in debt service.
The downside is a sensitivity test
The downside reduces rent, adds vacancy (capped at 100%), increases fixed operating costs and recalculates payments at the stressed interest rate over the same loan term. It is not a lender repayment schedule or a forecast.
No appreciation, sale costs, taxation, inflation or loan balloon payment is modelled. Maintenance is treated as a cash reserve expense; actual expenditure may differ.
Replace the assumptions with evidence
Use the property’s current charge information, tenancy evidence and lender quote. DLD’s Service Charge Index has property and budget-year inputs and notes that service charges exclude arrears. Check outstanding balances separately.
